This lovely home is of part-Victorian and part-Georgian construction and was once the doctor’s surgery for the town.

The impressive footprint of accommodation within includes a living room, a dining room, a kitchen breakfast room and a large conservatory situated on the ground floor. There is also a sizeable cellar ideal for storage or use as a workshop or even a wine store.

Upstairs, there is a study area, a WC and a master suite with an en suite bathroom and another walk in room that could be used as a wardrobe situated on the first floor. The remaining bedrooms are found on the second floor and the house bathroom is on the top floor.

Outside, there is parking and a private garden featuring a patio and formal lawned gardens. The property has off-street parking for one large car or two smaller cars.

As you approach the property, you are greeted by an impressive blue door opening through to a welcoming porch, with a further door accessing the entrance hallway.

The entrance hallway is pleasingly spacious and brimming with original features such as the Minton tiled flooring, high ceilings and an elegant wood balustrade and panelled staircase rising to the first floor.

Living room
Situated off the hallway to the left-hand side is a living room featuring a large bay window to the front allowing natural light to pour in.

There is an additional window looking through to the conservatory. This lovely room also features high ceilings and an ornate fireplace with a gas fire.

Dining room
To the right of the hallway, there is a dining room including a fireplace, a large bay window to the front and a window to the side. This wonderfully spacious room is a lovely space for entertaining multiple guests.

There is also a convinient hatch that makes it easier to serve food into the dining room from the kitchen.

Moving down the hallway and situated to the right-hand side is a fabulous kitchen breakfast room, with ample worktop space and cupboards along with the original drug cabinet from its days as the old doctor’s surgery.

There is a gas-fired AGA and an island incorporating a breakfast bar making this room another social space. The kitchen features original quarry tiled flooring, two windows to the side aspect, an American-style fridge and freezer and space under the counter for a washing machine.

Accessed via a door from the kitchen is the cellar. The cellar is a large, vaulted space and is perfect for use as a wine store. It is also used as a workshop and storage space doubling up as a utility area.

From the hallway, situated adjacent to the staircase is a magnificent archway through to the sizeable Victorian-style conservatory. This is not your average conservatory and is more like an orangery featuring a high roof creating an incredibly light and spacious room, with tiled flooring and ample space for a table and chairs and lounge furniture.

There are lovely views out to the garden and it is a great space for relaxation, entertaining and dining. There are two sets of glass doors, which lead out to the recently paved patio and formal lawned gardens beyond.

First floor
Moving upstairs, there is a half landing that accesses a WC and the master bedroom. Further upstairs is a larger landing area which is used as a reading space and features a bookshelf.

Master bedroom
The master suite is an incredibly spacious double room and features fitted wardrobes and ample space for a super king bed or larger. This room also benefits from three windows making it an extremely light and bright room.

En suite bathroom
This wonderful suite further benefits from an en suite bathroom comprising a large corner bathtub with shower attachment to the mixer tap, a separate shower unit, a low-level WC and double washbasins set upon a vanity unit. The mirror is heated making it possible to shave when it's steamy! The walls are partially tiled and there is a towel radiator and a large window.

Walk-in wardrobe
In addition to the en suite, there is a walk-in wardrobe connected to the bedroom. This versatile space is currently used as a study but can easily be utilised as a large walk-in wardrobe or dressing room.

Second floor
The second floor accesses the three remaining bedrooms, which are all double rooms featuring fitted wardrobes.

The bedrooms are also situated to the front aspect of the property and have windows to the front, with bedrooms two and three featuring ornate fireplaces. The third bedroom also includes a sink.

House bathroom
From the second-floor landing, a staircase leads up to the house bathroom. The bathroom suite comprises a bathtub with a shower over, a WC, a washbasin set upon a vanity unit and a porthole-style window with far-reaching views.

There is also tiling to the walls and access to the attic, which provides ample storage and houses the water tank.

The private garden features a stone patio perfect for alfresco dining and entertaining, with a formal lawned garden beyond. There are beds of planting and mature shrubbery to the borders.

The garden is bound by a combination of traditional brick walling and panel fencing. There are two sheds included, which are both in good condition.
