The Kiln House occupies a delightful rural position set within the glorious countryside of the Teme Valley. This stunning property benefits from generous accommodation including a large entrance hallway, open-plan kitchen/dining/family room, drawing room, study, conservatory, utility room, and downstairs WC to the ground floor.

Upstairs, there is a master bedroom with an en-suite shower room, a guest bedroom with an en-suite bathroom, three further double bedrooms, and a family bathroom. Outside, there is private walled garden at the front of the house with a gravelled driveway leading to a double garage, and a beautifully landscaped garden to the rear with a wildlife pond, stream and extended views over open countryside.

The Kiln House is one of the former farm buildings which were sympathetically converted in 1986. Approached from a quiet country lane the property benefits from a gravelled drive that brings you to the double garage and private walled garden at the front of the house which leads up to the front door.

The property is entered through a glazed porch, and the front door opens into a spacious entrance hallway with a flagstone floor and exposed ceiling beams, and leads through to the kitchen/dining/family room, study, reception room and conservatory.

Kitchen/dining/family room
The open-plan kitchen/dining/family room offers an excellent place to spend time with friends and family. There is stone tiling throughout the space and in the centre there is room for a large dining table and chairs.

The kitchen is fitted with a range of wall and base units with stone worksurfaces incorporating an inset sink, and a deep green Aga range cooker with complementary tiling to the splashback.

The family area has a feature fireplace with a wood-burning stove, dual-aspect windows and plenty of space for seating and freestanding furniture.

The study is a convenient room for a home office or additional sitting room and benefits from a window to the rear and wooden flooring.

Drawing room
The spacious drawing room features a beautiful brick fireplace with a wood-burning stove and bookshelves to either side, wooden beams to the ceiling and dual-aspect French doors leading out to the front and rear gardens.

At the rear of the house, the conservatory is a stunning space offering beautiful views across the rear garden and open countryside. The room features terracotta tiling with the added benefit of underfloor heating.

First floor
Stairs from the entrance hallway lead up to a large and bright landing on the first floor which in turn leads to the first-floor accommodation consisting of a master bedroom with an en suite, a large guest bedroom, three further double bedrooms and a family bathroom.

Master bedroom
The generous master bedroom features built-in wardrobes and views across the front and rear gardens and countryside from dual-aspect windows and a skylight.

The adjoining en suite has a modern shower with a glass screen and vertical tiling, a washbasin set upon a vanity unit, a heated towel rail, and a skylight.

Guest bedroom
The second bedroom is another spacious double room with a large window to the rear and an en suite comprising a fitted bath, a washbasin and a WC.

Bedrooms three, four and five
The three further double bedrooms all have wooden beams and large windows with bedroom three featuring wooden flooring.

Family bathroom
The large family bathroom features a beautiful roll-top bath, an enclosed shower, metro tiling to the walls, a washbasin set upon a vanity unit and a WC.

At the rear of the property, there is a terrace area with access directly from the drawing room and conservatory. The rear of the property overlooks the wonderful landscaped gardens which slope down towards a wildlife pond and stream.
