The entrance hallway features quality Karndean flooring, which runs throughout the downstairs of the property and doors that lead off to the ground floor rooms.

The beautifully appointed fitted kitchen has granite worktops, a Rangemaster oven with an extractor above, an integrated dishwasher, integrated fridge, matching wall and base units, down lighters, a radiator and a double glazed window to the front aspect of the house.

There is an archway to the accompanying utility room which has granite worktops with an inset sink, space and plumbing for appliances, an integrated freezer, down lighters, a double glazed window and a door that leads out to the rear of the property.

The dining room flows seamlessly from the adjoining kitchen via a square archway, creating a spacious open plan layout, which is ideal for socialising and family time.
The delightful living room is flooded with light from multiple windows, which also provide fantastic views of the Wyre Forest woodland. This room also has two radiators and a very neat wood burning stove.

The master bedroom suite
The master bedroom is on the ground floor and is a good sized double, with French doors that open out on to the rear gardens and provide lovely views of the woodland beyond.

This room also benefits from quality fitted wardrobes and a designer vertical radiator.
The bathroom is beautifully styled and has a free-standing bath, a tiled shower cubicle, a hand basin set upon vanity unit, a chrome towel radiator, a low-level WC and beautiful views.

There are two further ground floor bedrooms, both light and airy double rooms, with one featuring fitted mirror-fronted wardrobes.

A useful study, with the benefit of a lockable storage cupboard, completes the living accommodation, ideal for home working or usable as a further bedroom if required.

First floor
The first floor accommodation is serviced by an incredibly spacious gallery style landing. The large double glazed window that over looks the front of the property, floods the space with natural light and makes it an ideal area for a study or library.

Bedroom / upstairs sitting room
This room is currently used as a living area, but could just as easily be a spacious double bedroom. This room is exceptionally light and airy, with dual aspect windows, two radiators, down lighters and built-in storage.

There is a further double bedroom on the first floor with a walk in wardrobe, down lighters and a square archway that leads into a dressing/living area, complete with a further bank of fitted wardrobes and spacious storage cupboard.

First floor bathroom
This beautifully appointed bathroom features a panelled bath, a chrome towel heated rail, down lighters and fitted furniture incorporating a hand basin, storage and a low-level WC with a hidden cistern.

Garage
This bright and useful garage has two windows to the side and a log store and a gardeners WC at the rear.

Gardens and grounds
The grounds beautifully complement the excellent footprint of accommodation, with the most amazing, wooded backdrop, which provides this quality outside space with a sense of complete tranquillity and seclusion.

Within the woodland glade is a fantastic double glazed Swedish smoke-house, with a central fire pit/barbecue, which is great for al fresco dining and parties.

There is also a summerhouse with a wood burner located further into the woodland, overlooking a lovely little valley and a winding stream.

Directly to the rear of the property are the formal gardens comprising a paved patio giving way to large lawns bordered by mature laurel hedging. A gravelled pathway leads to the far end of the lawns, which blend seamlessly into the mature oak woodlands.

The property has mains electricity (including 3-phase), mains water, LPG heating and a its own sewerage plant. The property also benefits from a broadband connection.
