1 Church View has been renovated to an exceptional standard, retaining many original features and perfectly blending the properties charm and character with contemporary living. The accommodation includes three bedrooms, three bathrooms, a fabulous kitchen, living room, utility and cellar. Outside is a small courtyard which is a perfect peaceful space to sit and relax.

The property has a rich history, previously being Fladbury Ice Bar and selling ice cream to the village. The cottage occupies a perfect spot opposite the pretty village Church.

The current owners have carefully considered every aspect of this stunning conversion. Throughout the property are custom made oak doors and hints of the wattle and daub in the original parts of the building. Bespoke windows, including Velux windows fitted in the eaves, along with interior glass blocks maximise the light flooding throughout the property. The cottage has been fully rewired and has gas central heating served by a Worcester combi-boiler installed in 2016.

The front door opens into the hallway where stairs rise to the first floor and doors lead to the living room, kitchen and cellar.

A spiral staircase leads to a tanked cellar that makes a great additional space, ideal for a TV room.

The kitchen has been fitted with Oak fronted wall and base units, topped with hardwood worktops with an inset ceramic sink with brass mixer tap. The walls are partially tiled and wooden flooring runs throughout the space. There is space for a fridge and dishwasher, a built-in double oven and induction hob with extractor above. The kitchen wraps around into a breakfast area with a bar and further storage and a door to the courtyard.

The utility room is accessed via the courtyard. It has further storage and space and plumbing for appliances.

At the heart of the home is a lovely living room with an Inglenook style fireplace housing an attractive living flame wood burner, with a wooden mantle and tiled hearth. This cosy room is full of little nooks and has a wonderful view of the Church.

First Floor
On the first floor is a master bedroom with built-in storage cupboard housing the boiler. A door opens into the well-appointed ensuite shower room. Also on this floor is another bedroom and a separate shower room.

Second Floor
A staircase leads to the top of the house where there is a living space, a bedroom and stunning bathroom with roll-top bath, WC and basin. This floor is an ideal place to retreat and relax.

Outside
Gated side access leads into a small block paved courtyard, with a further gate ideal for security and a lockable storage shed.
