Driving along the drive, the white-washed, 18th Century cottage sits to your right, nestled behind a well-groomed, evergreen hedge, and there are wonderful country views across to the Malverns on your left.

The gap in the hedge reveals a wooden gate, with a spacious, paved parking area and the house to your right. The hedge encircles the drive and back garden, and there is a good-sized outbuilding at the back of the parking area, which is large enough to drive your car into, with storage space.

The house sits to your right and the first door you come to is a stable door taking you through into the front garden; a storage shed is located to your right with a window overlooking the front garden and a fireplace.

The second door you reach is the main entrance to the house and brings you into an entrance hall which has three doors; the one to the right takes you into the main reception/living room, to the left, is a W.C. and straight ahead takes you into the kitchen.

The kitchen is a bright room and of reasonable size, but in need of an overhaul. There is room for a cooker, under the counter fridge and washer/dryer at present. A stainless steel sink sits under a large window overlooking the back garden, and there are usable cupboards and work surfaces, with a second smaller window to towards the back of the room, and a practical tiled floor.

The reception/living room is the star of the show in this property. Fabulous original beams grace the ceilings and walls of this long and rather lovely room. As you come through the door, exposed wooden stairs lead up to the first floor on your left and a door to the right takes you into a large storage room, which could be used as a study. The wall at this end of the room has exposed brick work and beautiful beams. There are two large windows with radiator underneath, allowing plenty of natural light in and a huge feature, stone fireplace in the center of the room. At the end of this nearly 9m room, is the sunroom. There is a concrete floor, which could be tiled, have wooden flooring laid, or be carpeted.

The sunroom is a later addition to the cottage and has windows on two sides, overlooking the front garden, and a door taking you out to the front of the property. It is in need of complete refurbishment.


First floor
The first floor is in need of complete reconfiguration, as at present, there is a lot of wasted space, and could allow for a two-bedroom if designed correctly.

Halfway up the stairs is a turning into bedroom two, which overlooks the back garden and could possibly fit a single bed. However, it would also make a great study or nursery, or perhaps could be made into a shower room, freeing up space to make another bedroom in the main body of the first floor over the reception room.

The storage area has a dormer window and sloping ceilings, and the shower-room also has a window and beams. The shower-room is functional, but requires updating.


Outside
The front garden, can be accessed, either from the drive, or from the sunroom. There is a paved path which leads from the entrance by the drive and store room along the side of the house to the sunroom. There are more paved areas on either side of the sunroom, and borders adjacent to the house with mature shrubs and a lovely water-pump. The rest is given to lawns, sweeping up to the evergreen hedge at the front of the property.


Back garden and outbuilding
The back garden is very private, and is mostly given over to lawn, with a few mature shrubs dotted around, a drying green and lovely countryside views.

The outbuilding is in need of some serious TLC, but is paved and open at the sides to the back garden. There is a storage shed to the left as you go in with double doors, which is perfect for storing garden tools and mowers. There is enough space to drive your car in and towards the back of the building, a large open plan, multipurpose area. This is a large building with lots of potential uses.


Orchard and greenhouse
On the other side of the nextdoor property, there is a beautiful mature 0.33 acre orchard, with cherry trees and other fruit trees and a greenhouse. This is the perfect spot for relaxing and pottering in the garden, surrounded by well-manicured evergreen hedges, with lovely lawns.
