Understanding legislation
Full compliance is more vital than ever, there are now over 200 laws and legislation surrounding lettings, with breeches carrying serious consequences. We assist you every step of the way to ensure full compliance with:
- Legionnaire’s reporting
- EPC assessments
- Smoke and carbon monoxide alarm testing
- Safety glass assessment
- Electrical testing and much more.
Your Property Manager will ensure the correct notice is served for rent increases, repossession, and non-payment of rent. Additionally, we will conduct the HMRC audit as per Section 23 of the Tax and Management Act.
Pre-tenancy
Landlords and Letting Agents are required by law to check each tenant has the right to rent in the UK. We perform in-depth reference checks to make sure you get great tenants.
We will get the tenancy agreement signed, can clean your property before your tenants move in and ensure a full inventory and check-in document is completed.
All tenancy applications are handled by our Lettings Progressor who will keep you fully informed; we will get the tenancy agreement signed, we can even clean your property before the tenants move in and ensure a full inventory and check-in document is completed.
Deposit collection
We collect the deposit from the tenant and register it with The Tenancy Deposit Scheme (TDS, a government approved scheme) within 30 days as required by law. We also deal with the return of the deposit at the end of the let, including any negotiations and dispute handling.
Rent collection
Rent will be paid to us monthly by your tenant. Our fees along with any other costs will be deducted and the remaining balance paid directly to you.
Tenancy agreement
We will prepare the tenancy agreement, our professionally drawn up agreement is reviewed regularly. The tenancy agreement is available to be completed online by you and the tenants.
During the tenancy
When your tenant moves in, we inform utility providers of the change in occupancy. As well as collecting the rent each month we also deal with any maintenance issues, perform an annual gas check, provide regular inspections (the first at 3 months and then a 6 month schedule throughout the tenancy), tenant liaison and the management of any renewal or re-let negotiations.
Property maintenance
Your tenants will be given a dedicated number to report any maintenance issues ensuring neither the tenant nor your property are at risk.
Any issues are dealt with quickly and efficiently via our team of approved, qualified and experience contractors – ensuring complete compliance adhering to all laws and legislations.
All contractors are required to provide copies of Professional Indemnity and Public Liability insurance certificates.
End of tenancy
At the end of tenancy we will meet with the tenant and thoroughly check your property against the original inventory. Any discrepancies will be dealt with accordingly and possibly deducted from the deposit. This can be one of the most difficult parts of renting and this is where our Managed Premium Service comes into its own – we deal with any horrible bits so you don’t have to!
We will also review the current market value of your property and advise if a new rental price is required. A Section 21 notice will be served, and we will relist your property ensuring maximum exposure using the best marketing.
